Short-Term Rental Agreement – Whitetail Retreat
Lessor/Owner: 264 Northslope Rental LLC
Premises: 264 Northslope II Road, East Stroudsburg, PA 18302
Effective upon completion of online reservation and payment.
This is a fixed-term short-term lodging agreement for the period indicated in the reservation. By completing the reservation and payment through the Owner’s direct booking system and clicking “I Agree,” Guest acknowledges that they have read, understood, and agree to be legally bound by this Agreement. Electronic acceptance is binding under Pennsylvania’s Uniform Electronic Transactions Act (UETA).
1. Term & Payment
• This Agreement covers a fixed short-term lodging term with defined start and end dates.
• Full payment is required at the time of booking.
2. Cancellation Policy
• Cancellations made more than fourteen (14) days prior to the scheduled check-in date will
receive a refund of fifty percent (50%) of the total rental amount paid.
• Cancellations made within fourteen (14) days of the scheduled check-in date are nonrefundable.
• All cancellations must be submitted in writing and received no later than 11:59:59 PM local time on the applicable cancellation date.
• No refunds will be issued for early departure, unused nights, weather conditions, or circumstances beyond the Owner’s control.
• Guests are strongly encouraged to purchase third-party travel insurance to protect against unforeseen changes in travel plans.
3. Security Deposit
• $300 refundable security deposit will be returned within seven (7) days of move-out, less any deductions for damages, missing items, excessive cleaning, or violations.
4. Occupancy & Age Requirement
• Primary renter must be at least twenty-five (25) years of age.
• Maximum occupancy is limited to 8 persons.
5. Use of Premises
• Premises may be used solely for temporary residential lodging purposes.
• No parties, events, or commercial use are permitted.
• Guest agrees to comply with all community rules and local regulations.
6. Furnishings, Utilities & Thermostat
• The Premises are provided fully furnished. Furnishings may not be removed or rearranged
without written approval.
• Utilities are included unless otherwise stated in writing.
• Thermostat settings are limited to 70–80°F (summer) and 68–74°F (winter).
• Temperature overrides require written approval and incur a $25 per day fee.
7. Rules & Responsibilities
• No pets and no indoor smoking. Violation may result in forfeiture of the security deposit.
• Guest assumes responsibility for children; the Premises are not child-proofed.
• Guest must promptly report damage, fire, or theft.
• Parking is limited to two (2) vehicles.
• Washer/dryer misuse may result in repair fees of $100–$150.
• Fireplace use is permitted September 1 through April 13 with approved logs only.
• Septic system: toilet paper only; violation fee $200.
• Wi-Fi tampering or router reset may result in forfeiture of the security deposit.
8. Cleaning & Inspections
• For stays exceeding thirty (30) days, a mandatory professional cleaning will be performed approximately every 30 days.
• Cleaning fee is $110 per cleaning and will be charged to Guest.
• Guest agrees to allow reasonable access with advance notice.
9. Linens & Towels
• One set of bed linens per bed, one hand towel per bathroom and one bath towel per guest are provided.
• Duvets are used instead of top sheets; flat sheets are available in closets.
• Guests must bring their own pool towels. Linens may not be removed from the property.
• Washer and dryer are available; Guest must provide their own laundry detergent.
10. Supplies
• A starter supply of toilet paper, paper towels, and garbage bags is provided.
• Guest must purchase additional supplies as needed.
11. Check-In / Check-Out
• Check-in time is 4:00 PM.
• Check-out time is 11:00 AM.
• Times may be adjusted with prior arrangement; please contact Jola or Tom.
12. Community Standards & Property Protections
• Repeated or material noise or nuisance behavior constitutes a breach and may result in termination without refund.
• Exterior security cameras and smart devices may be in use; none are located inside private living spaces.
• Guest assumes all risks associated with amenities, outdoor areas, weather, snow, ice, and natural surroundings.
• Owner is not responsible for utility interruptions or events beyond Owner’s control that do not render the property uninhabitable.
• Owner is not responsible for Guest’s personal property. Items left behind may be returned at Guest’s expense.
13. Parking
• Parking is limited to two (2) vehicles in designated areas only.
• Illegally parked vehicles may be towed at the vehicle owner’s expense.
• Additional common parking is available near the development exit by the mailboxes.
14. Mail & Packages
• Guest may receive limited mail or packages during the term.
• No mailbox access is provided.
• Receipt of mail or packages does not establish residency or tenancy.
15. No Holdover
• Guest must vacate the Premises at the end of the agreed term and has no right to remain beyond that date.
16. Governing Law, Severability & Entire Agreement
• This Agreement is governed by Pennsylvania law with venue in Monroe County.
• If any provision of this Agreement is determined to be invalid or unenforceable, such
determination shall not affect the validity or enforceability of the remaining provisions, which shall remain in full force and effect.
• This document constitutes the entire agreement between the parties.
