Short‑Term Rental Agreement — Mountain Air Townhouse

Premises: 345 Northslope II Road, East Stroudsburg, PA 18302
Effective upon: online reservation completion and payment

1. Term & Payment

This lease is for a short‑term rental beginning and ending on the dates selected in the online reservation system.

Full payment is required at the time of booking. All rental monies are non‑refundable. Guests are encouraged to purchase third‑party travel insurance.

2. Security Deposit

$300 refundable security deposit will be held.

It will be refunded within 48 hours after check‑out, provided there is no damage, missing items, excessive cleaning required, or violation of this Agreement.

3. Occupancy & Age Requirement

Minimum age to book is 25 years old; a government‑issued photo ID may be required.

Occupancy is limited to the number of guests specified in the reservation (maximum 7, unless approved in writing).

4. Use of Premises

The Premises is to be used solely for residential vacation purposes.

No parties, events, or subleasing are permitted.

Quiet enjoyment must be maintained in accordance with HOA/community rules.

5. Rules & Responsibilities

No pets and no smoking indoors. Violation results in forfeiture of the security deposit.

Children: Guest assumes full responsibility for child safety. Premises are not child‑proofed.

Maintenance: Guest must report any damage, fire, or theft immediately.

Furniture, fixtures, appliances, and amenities must be used responsibly. Misuse (e.g., whirlpool, washer/dryer, fireplace, grill, Wi‑Fi, etc.) may result in additional fees as outlined in house rules.

Parking: Limited to 2 vehicles in designated areas.

Property‑specific: Whirlpool tub restricted — no children under 12; misuse fee $500.

Washer/dryer misuse fees: $100–$150; clean dryer lint after each use.

Fireplace is wood‑burning; open vent before use; no use Apr 13–Sep 1; only approved logs.

Septic: toilet paper only; violation fee $200.

Wi‑Fi: tampering/resetting equipment may result in forfeiture of security deposit.

6. House Rules at Checkout

Guest agrees to:

  • Remove trash and place in designated dumpsters.
  • Clean oven of grease/food; wash and put away dishes.
  • Return all keys, passes, and remotes. Fees apply for lost/missing items.
  • Set thermostat and lights per energy‑saving instructions.

7. Liability & Indemnification

Guest agrees to indemnify and hold harmless the Owner, its agents, and affiliates from any claims or damages arising out of Guest’s use of the Premises, including but not limited to injury, loss, or property damage.

8. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the Commonwealth of Pennsylvania.

9. Entire Agreement

This Agreement, together with any written exceptions confirmed by the Owner, constitutes the entire understanding between the parties.

10. Online Acceptance

By checking the boxes and completing payment, Guest acknowledges that they have read, understood, and agree to be legally bound by the terms of this Short‑Term Rental Agreement.
